The workspace of 2022 hinges on the flexibility, health, and well-being of the workforce and is a key component of business continuity
Much has been spoken about the tremendous changes our work life saw in the last two years, steered by a paramount concern for health and safety. As we step into the New Year, the pandemic continues to remain a part of our life; but it’s safe to say that most of us have learnt or adapted to behaviors that our work or jobs now demand from us. There is a certain amount of flexibility now, in terms of choosing when and where to work, and this has allowed each one of us an opportunity to balance between work and home.
While there has been enough speculation about how work and offices will pan out in the New Year, there is also enough evidence about the shift from large office spaces to more satellite, decentralized offices, or flexible workspaces. The shift to a ‘hybrid workplace’ is not a buzzword anymore and will have more impact on our daily lives for the time to come. With technology also giving us newer avenues of working, the relationship we have with our workplaces is slowly being redefined. So, the question now is, what does the workspace for 2022 look like?
A Hybrid Workplace
Perhaps one of the biggest dilemma organizations are facing is addressing ‘where we work’. There is a clear shift in the relationship most companies have with a centralized workspace. While there may continue to remain an office location that serves as headquarters, workplaces have become location agnostic. By allowing employees the flexibility to work from locations closer to their home, ‘work near home’ has emerged as a key trend largely accelerated by flexible workspaces. With a distributed network across key locations in different cities, flexible workspaces have emerged as a partner in choice for small and large businesses alike. By offering long-term and short-term leasing options, hassle-free, ready to move-in arrangements, efficient solutions for legal, IT and other requirements, high standards of sanitization and social-distancing norms, flexible workspaces are economically feasible, allowing businesses to allocate their operational costs to research, development, addressing employee needs and scaling up and down as required. Moreover, state-of-the-art and tech-integrated customizable workspaces, ergonomically designed workstations and other recreational facilities make them an attractive offering for retaining existing talent, especially for enterprises/MNCs for whom business continuity and cash conservation is imperative. This has fueled the growth of what is known as ‘corporate coworking’. In fact, a recent report by Colliers suggests that flexible workspace stock is expected to cross 60 million sq. ft in tier 1 and tier 2 cities by 2023, as businesses prioritize their growth through flexibility in a time of extreme volatility.
An Employee-Driven Workspace
Traditional offices are largely characterized by inflexible spaces and tightly-packed cubicles where employees could spend a dedicated 8-9 hours every day. However, through the pandemic, employees have also recognized the need to find greater flexibility in ‘when to work’ and ‘how to work’. Maintaining a positive work-life balance has emerged as vital to avoid burnout, increase productivity and support overall well-being. Thus, flexi work hours, rostered shifts and timings, and offering a space that is dynamic and allows for an unhindered exchange of ideas in the way it is designed and set-up is key to meet the demands of the workforce that is prepared to return to work. Flexible workspaces accommodate these changing habits in a forward-thinking way. They are more adaptable and elastic in providing individuals and teams with a workspace that can be customized to suit the way they work, through a mix of flexible and fixed desks, comfortable conference rooms, sleek private offices, built-in day beds, art-filled lounges, cafes, pantries as well as wellness rooms or creches to support parental needs. Furthermore, by working from spaces near home, employees can save up on time and money spent on community, allowing them to achieve a healthier balance between work and life.
A Social Workspace
Collaboration, learning and the need to belong to a community and connect with others is now more evident than before, especially for the new generation of workers, which includes startups, entrepreneurs, freelancers and millennials. The need for the office to serve as a hub that inspires an exchange of ideas and supports innovation with learning, bonding and culturally diverse connections is essentially a result of the increased isolation during pandemic and work-from-home. Through community building initiatives, flexible workspaces foster opportunities for such individuals to socialize and network with professionals from different industries either in-person or through virtual initiatives to maximize their offer. Weekly events and workshops for learning and development, keeping in mind member health, safety and social distancing norms, encourage a culture that is vibrant and attractive and stimulates greater interaction between employees. As a result, businesses and startups can better leverage these spaces to increase employee satisfaction and productivity.
The workspace of 2022 hinges on the flexibility, health, and well-being of the workforce and is a key component of business continuity. Flexible workspaces reinterpret the traditional office space to a more dynamic, cultural hub that helps organizations achieve these goals in a cost-effective, efficient and hassle-free manner. Furthermore, growth of the gig economy and the expanding startup ecosystem in tier 1 and tier 2 cities, as well as MNCs looking for hybrid solutions have increased the merits and opportunities for flexible workspaces, establishing them as the most viable partner for long-term growth plans.

A new report from CBRE has revealed that despite several months of lockdowns across Sydney, Melbourne and Canberra, office sublease availability across the major cities has fallen to the lowest level in a year.
The ‘Q3 2021 Sublease Barometers’ report shows that across the combined Sydney, Melbourne, Perth, Brisbane and Adelaide markets, available space declined by 9.4% on a quarterly basis to 344,000 square metres. This had peaked at 428,600sqm in January.
Sydney recorded a 20.9% decrease, while Melbourne fell 1.6%.
“Despite extended lockdowns in Australia’s two biggest office [spaces], the national sublease market continued to recover during Q3 underpinned by some major stock withdrawals, a slowing in new sublease availability and an uptick in sublease transactions,” said Mark Curtain, CBRE Pacific Head of Office Leasing.

The COVID-19 pandemic has been a challenging time for managing our mental health.

This World Mental Health Day – October 10 – the message is simple: “Look after your mental health.”
And it’s also a great reminder and opportunity to think of and reach out to those around you. Either to check in on them, or to talk with them about how you’re feeling.
The most important thing you can do is recognise the problem, because there is always someone there to help!

It’s no doubt that being in lockdown and working from home has left some of us feeling fatigued, out of routine and uncertain what the big return to the office will look like.
Recent surveys are showing most Australians are ready to move to a hybrid working model to allow more work-life balance and increase productivity, however that doesn’t mean we should slip into the same old routine once we return.
In most instances returning to the office is a great time to start fresh, create healthy habits and strengthen mental health.
WIPE THE SLATE
There is nothing worse than coming home and seeing a mountain of dishes or laundry piled up, so why should your office be any different. For some, it has been months since their office has been touched so there may very well be a firm layer of dust on all surfaces, maybe even some milk in the fridge from June 2021 (it happens!).
Our most valuable recommendation on your first day back is to take the time to deep clean your workspace, throw out anything unnecessary, file old paperwork properly and return it to all its glory. If you’re unhappy with the layout, change it. If you want to redecorate and revamp, go right ahead. Not only do you end up with a beautiful and clean workspace, but your team will appreciate it too.

IT'S AUTOMATIC, SYSTEMATIC
One thing you may want to review when making your big office return is your personal systems and procedures. How you organised your day in 2019 may no longer be relevant or time effective and with all the amazing technology introduced throughout the pandemic, time can be prioritized on the most important things.
As an example, could a team meeting really be the most effective way to provide information? Possibly a recorded webinar going through essential need-to-know information is going to be received better and taken more seriously. Reducing your email flow and contact between departments can also make for better communication.
As always, your best chance of improving your processes is in fact a process itself.

Regular breaks are vital to productivity, reducing brain fog, finding inspiration, and building professional relationships. Fresh air revitalises the mind, taking a walk increases the daily step count and chatting with your team around the office can spark new ideas and strengthen teams.

Prior to joining Prime Strategies, Tricia spent the last four years managing the Melbourne operations of an industrial business, working alongside owners and operators in the mining, civil, construction, earthmoving and recycling industries.
Armed with a strong understanding of business operations across a broad spectrum, Tricia also holds a Bachelor of Commerce and Master’s in Business Administration degree. This combination of experience and knowledge allows Tricia to provide specialised support, balancing management vs operational matters to benefit small and medium businesses.

Victory Offices Business Development Manager
I’m sure you will all agree that this working from home thing is getting overwhelming and tiresome – in fact it’s hard, really hard!
Our days are all kind of blending into one, we haven’t been able to shake a hand, have a coffee or talk about football in our workplaces for such a long time and we are chomping at the bit to get back to some kind of normal.
This got me thinking about why it is so important for me to get back to my workplace, and I’m sure it will resonate with so many of you who are feeling the same kind of emotions that I am.
Don’t get me wrong, I love my children, my husband and my animals… But, I want to go back to my place of work and here is why:
1. I really need to reclaim my “home as my home”
I have spent years trying to create a beautiful space to call my home, my sanctuary, my party palace, my headspace. This is where I play with my children, entertain my friends, cook dinner with my husband, play music loud, dance and love. It has now become everything – my workspace, my husband’s workspace, school for our three children still schooling, a psychologist/therapist suite, a gym etc. It has lost its meaning of “Home”, a sanctuary where all that live here can be themselves without tip-toeing around or feeling anxious about interrupting or making too much noise. Our homes need to be our homes, and our workspaces/schools/gyms/doctors/therapists etc need to be kept at different locations.
2. Nothing beats face to face
We perform better face to face, that is a medical fact. No matter how you look at it, whether from a business perspective, student and teacher, lovers, friends every which way, if you are face to face not only do you communicate differently, but both also talking and listening, you behave and react differently. From a business perspective, you are more inclined to succeed or have a positive outcome when you face to face with your clients and co-workers – you are more productive. This doesn’t mean that I am going to hug everyone I see when I go back to work… well actually, it might! I miss being on location and hearing the hustling and bustling of the workplace, listening to the laughter from my co-workers and having conversations with my clients in the breakout areas.
3. Disconnect from distraction
I don’t know about you, but I think I have the attention span of a 3-year-old! It was once referred to me as “Shiny Object Syndrome”. I will be the first to put my hand up and say that I am definitely less productive when I am working from home during lockdown, but not the case when we are not in lockdown. The difference? DISTRACTIONS!!! Children, husband, puppy, cat, music, food, the sun outside, the photo on my walls etc. I think you get the picture! Being distracted isn’t necessarily a bad thing especially if it helps you re-focus, but if it’s constant it is unproductive, and causes anxiety and frustration.
We need to get back to work to be the best versions of ourselves – our work self and our home self.

School holidays are coming up, so for those with kids (and especially those still in lockdown AND with kids) the thought of keeping the kids busy all throughout the day may seem a little daunting.
And while it’s important to get your work done, keep in mind that this is a ‘once in a lifetime opportunity’ (hopefully) to spend that extra bit of time with your children that you may not otherwise get to have.
So in the spirit of ‘staying optimistic’ and enjoying the extra time we get to spend at home with our families, here are some lockdown-friendly activities for the holidays.
Spring weather and easing restrictions put picnic season front of mind. Even if restrictions prevent you heading out to your usual favourite picnic spot, a backyard picnic or even a blanket spread out on the loungeroom floor can help break the monotony. Spend the morning making some treats and packing a basket. If you are able to venture further than your own back yard, remember to wear a mask when not eating and keep 1.5 metres’ distance at all times.
Take inspiration from TV show Ninja Warrior and get the kids moving through an improvised obstacle course. Use your local playground (they’re open again) or set up in the backyard or indoors, using chairs as ‘floating steps’, swinging off tree branches or door frames, jumping over or limbo-ing under a tied rope, and adding skill tests like landing a ball in the wheelie bin. Time each run and crown your winner.
Spring is the perfect time to get kids into growing their own herbs, vegies and flowers. Many nurseries are open throughout the state, at least for delivery or click and collect, so you can order seeds, seedlings and any other garden supplies you need. Give the kids a garden plot to plant and look after, or pot up a planter box or even a big Milo tin (make nail holes in bottom for drainage) with hardy nasturtiums, poppy seeds, basil or lettuce seedlings. The Diggers Club’s tomato expert says late September and early October are ideal for planting tomatoes, so order some seedlings while you’re at it. If you can’t access a nursery, ask a neighbour for a geranium, rosemary or succulent cutting to repot, or grow vegetables from scraps you would usually throw out. Or celebrate Sunflower September and order a pack of sunflower seeds as a symbol of hope, connectedness and solidarity. Proceeds from sales help fund playground equipment for disadvantaged schools.
Parenting and family wellbeing expert Professor Julie Green suggests a DIY bowling alley as a way to pass a few fun family hours. “Line up some empty plastic bottles and use an old pair of socks wrapped into a ball to create a quick and easy game of indoor bowling,” says Julie, executive director at raisingchildren.net.au. “Make it harder by adding some weight, like sand and water, inside the bottles.”  
“Get creative with what’s in the pantry,” says Julie Green. Use online apps for some recipe inspiration – some allow you to enter the ingredients you have to hand then suggest suitable recipes. Younger children can be your ‘kitchen assistant’ as you cook, grating cheese, peeling potatoes and setting the table. 
Head online to find exercise video classes to do as a family, or you could focus on kids’ individual interests with a high-intensity workout for one and a yoga class for another. Try The Body Coach TV’s five-minute workouts and Mr Yoga Australia’s earnest Oz-themed sessions with poses called Desert Dingo and Sydney Swan.
Assemble some paints, paintbrushes, fresh paper or canvases and let the kids unleash their inner artists. Set them up in the backyard or garage with drop sheets in case things get messy. Or you can arrange your own still life with fruit, flowers and household items and get everyone in the family to have a go at drawing or painting the still-life arrangement. 
Tick off three school-holiday boxes in one by posting a list of one-off jobs you’ve been putting off, and price them to appeal to cash-savvy older children or teens. You might want a garden bed weeded, cupboards cleaned and organised, or a garage or laundry cleared out. If you have, say, a major painting project, negotiate an attractive rate to get them working alongside you. You get the job done, keep them busy, and they’ll have their own money to spend.

Pigment of Your Imagination
Choosing the right colour and décor scheme is the best way to make the most out of any space, especially when you don’t have much space at all. Whilst colours like peach and daffodil can boost enthusiasm and creativity, teal and emerald promote focus and performance.
When working with an internal office with no natural light, things can be a bit tricky. If you are a minimalist, we recommend a soft grey backdrop with white furnishings and striking greenery. For something with a bit of zest, opt for a blush feature wall, chrome features and white marble prints. Strategically placed mirrors and glass also have the natural ability to make a space feel larger, so don’t be afraid to bring these components into your professional setting.
Welcome to the Jungle
Bringing live plants into your office may seem a little daunting, especially if your green thumb has seen better days. However, there are many benefits to greenery in the workplace that you may not even notice.
The humble desk plant brings us closer to nature and makes us feel like we aren’t stuck inside for that nine to five, influencing a sense of calm and peace. Certain indoor plants like the rubber tree plant provide air-purifying abilities as well, which can turn your office into a literal breath of fresh air.
Some of the best options for those who want to liven up their windowsill are various succulents and cacti or pairing pelargoniums and bougainvillea for that pop of floral colour. Our personal favourite would be the Chinese Money Plant (pilea) for its deep leathery green leaves.
If your space has little to no light, never fear, there are many high tolerance plants available to you. The hardy snake plant can grow from 12 to 48 inches tall and bears striking gold-rimmed leaves. Alternatively, the ZZ Plant is incredibly popular and one of the easiest indoor plants to care for.

]]>What a month! Even with most of the country in lockdown, we still managed to smash our goals for the NBCF Step Up campaign in August.
The goal was to complete 10,000 steps every day and spread the message about the impact of breast cancer on both men and women in Australia and ultimately raise donations for cancer research that helps achieve the goal of ZERO breast cancer related deaths by the year 2030.
In doing so, Victory Offices, with the help of its’ staff and community were able to raise a cumulative total of a little over $2,000 and put in more than 2 million steps. Victory Offices would like to thank everyone for their involvement in the campaign and look forward to participating in more community driven campaigns in the future.
