Victor Perton is the Founder of the Melbourne-based Centre for Optimism. The Centre’s world-first Centre for Optimism closed like so many businesses during Melbourne’s lockdowns as roundtables and face-to-face gatherings became impossible. The Centre moved online and now has more than 5000 members and subscribers in 82 countries. The Centre has reopened physically in Collins Street thanks to the arrangement with Victory Offices.

Is Flexible Workspace In Demand?

A new report from CBRE has revealed that despite several months of lockdowns across Sydney, Melbourne and Canberra, office sublease availability across the major cities has fallen to the lowest level in a year.

The ‘Q3 2021 Sublease Barometers’ report shows that across the combined Sydney, Melbourne, Perth, Brisbane and Adelaide markets, available space declined by 9.4% on a quarterly basis to 344,000 square metres. This had peaked at 428,600sqm in January. Sydney recorded a 20.9% decrease, while Melbourne fell 1.6%.

“Despite extended lockdowns in Australia’s two biggest office [spaces], the national sublease market continued to recover during Q3 underpinned by some major stock withdrawals, a slowing in new sublease availability and an uptick in sublease transactions,” said Mark Curtain, CBRE Pacific Head of Office Leasing.

What about Perth?

An interesting office space market to look at is Perth.

Both Perth and Adelaide have sublease availability at their lowest levels since before the pandemic began last year.

Both cities endured less time in lockdown or restrictions as compared to Melbourne and Sydney.

“With minimal Covid cases and Western Australia avoiding lockdowns throughout the majority of 2021, sublease availability has declined to 34,700sqm – the lowest level since June 2020,” noted Andrew Denny, Senior Director of Office Leasing for CBRE in WA.

“The decrease has been a result of multiple withdrawals from the market, as well as some sublease transactions.

“Information Media and Telecommunications and the Mining sectors continue to be the primary drivers of sublease availabilities, however, there were three withdrawals across these sectors throughout the quarter.”

Mr Denny added that while sublease availability in the Perth CBD market is minimal, 10,000sqm has been added to the market due to the nearly completed Capital Square Tower 2 building, accounting for 29% of all availability.

Alternative to office space


Due to only brief periods when it was mandated, working from home is not as commonplace in Perth compared to the eastern states.

However, this hasn’t stopped employees from wanting flexible arrangements such as flexible work spaces and arrangements.

The Property Tribune spoke to Claire Duncan of Victory Offices in Perth, a flexible work space provider that has 23 locations across Australia with over ten different office solutions.

Ms Duncan said working from home has been very appealing from the early stages of the pandemic due to enticing a better ‘work/life balance’ – but nonetheless, office workers miss certain aspects of an office environment.

“For many of those now returning to the office, they are doing so because working from home simply could not offer aspects that were critical to productivity & enjoyment of their day to day life,” she explained.

“These included a sense of community, face-to-face events, on-site support, superior IT setups & a definitive line between personal and professional life.”

“Whilst working from home may have some perks, many things simply cannot be brought into a home office. Working from home has challenges such as distractions (day time TV, children & regular fridge investigations).

“It can be difficult to ‘switch off’ from work when there is no clear distinction between one’s work / personal space.

“Many people are also accustomed to having worked their entire career from an office, so leaving this environment can mean that they are left without the structure & routines they have been used to for so long.”

While many people would assume flexible workspaces appeal most to early-stage
startups or creative businesses, many other industries – including mining – are interested
in flexible space.

“The reason flexible workspace is now so appealing is because of the flexibility it offers to businesses who may be in a stage of transition such as downsizing or upscaling.

“When comparing costs, flexible workspace is far more cost effective, offering businesses a [way] to include all outgoings, without the commitments of a long term commercial lease.”

Ms Duncan added that resources clients, in particular, find flexible workplaces appealing as they can quickly expand or downsize their office space in line with their project budgets.

“Likewise, projects can run longer than anticipated,” she added.

“The benefit of a flexible space is the option to extend without having to commit to a long term lease. In some instances what is critical is a fast and seamless set up of secure IT systems.

“On other occasions, OH&S requirements for staff are most important.”

In terms of the future, Ms Duncan said she doesn’t believe demand for flexible working
space will dissipate anytime soon.

TOP 3 REASONS TO GET BACK TO WORK

 

I’m sure you will all agree that this working from home thing is getting overwhelming and tiresome – in fact it’s hard, really hard!

Our days are all kind of blending into one, we haven’t been able to shake a hand, have a coffee or talk about football in our workplaces for such a long time and we are chomping at the bit to get back to some kind of normal.

This got me thinking about why it is so important for me to get back to my workplace, and I’m sure it will resonate with so many of you who are feeling the same kind of emotions that I am.

Don’t get me wrong, I love my children, my husband and my animals… But, I want to go back to my place of work and here is why:

1. I really need to reclaim my “home as my home”.  I have spent years trying to create a beautiful space to call my home, my sanctuary, my party palace, my headspace.  This is where I play with my children, entertain my friends, cook dinner with my husband, play music loud, dance and love.  It has now become everything – my workspace, my husband’s workspace, school for our three children still schooling, a psychologist/therapist suite, a gym etc.  It has lost its meaning of “Home”, a sanctuary where all that live here can be themselves without tip-toeing around or feeling anxious about interrupting or making too much noise.  Our homes need to be our homes, and our workspaces/schools/gyms/doctors/therapists etc need to be kept at different locations.

2. Nothing beats face to face.  We perform better face to face, that is a medical fact.  No matter how you look at it, whether from a business perspective, student and teacher, lovers, friends every which way, if you are face to face not only do you communicate differently, but both also talking and listening, you behave and react differently.   From a business perspective, you are more inclined to succeed or have a positive outcome when you face to face with your clients and co-workers – you are more productive.  This doesn’t mean that I am going to hug everyone I see when I go back to work… well actually, it might! I miss being on location and hearing the hustling and bustling of the workplace, listening to the laughter from my co-workers and having conversations with my clients in the breakout areas. 

3. Disconnect from distraction.  I don’t know about you, but I think I have the attention span of a 3-year-old! It was once referred to me as “Shiny Object Syndrome”.  I will be the first to put my hand up and say that I am definitely less productive when I am working from home during lockdown, but not the case when we are not in lockdown.  The difference?  DISTRACTIONS!!!  Children, husband, puppy, cat, music, food, the sun outside, the photo on my walls etc.  I think you get the picture!  Being distracted isn’t necessarily a bad thing especially if it helps you re-focus, but if it’s constant it is unproductive, and causes anxiety and frustration.

We need to get back to work to be the best versions of ourselves – our work self and our home self.

The Corporate Spruce – 3 Ways to Bring Life to Your Office

On average, we spend 1,900 hours a year in the office, so it only seems fitting to make your workspace more like home. Whether you’re in a bright window suite or the humble internal office, we look at 3 ways to make the space amongst your four walls burst with energy. 

Pigment of Your Imagination

Choosing the right colour and décor scheme is the best way to make the most out of any space, especially when you don’t have much space at all. Whilst colours like peach and daffodil can boost enthusiasm and creativity, teal and emerald promote focus and performance.

When working with an internal office with no natural light, things can be a bit tricky. If you are a minimalist, we recommend a soft grey backdrop with white furnishings and striking greenery. For something with a bit of zest, opt for a blush feature wall, chrome features and white marble prints.  Strategically placed mirrors and glass also have the natural ability to make a space feel larger, so don’t be afraid to bring these components into your professional setting. 

Welcome to the Jungle

Bringing live plants into your office may seem a little daunting, especially if your green thumb has seen better days. However, there are many benefits to greenery in the workplace that you may not even notice. 

The humble desk plant brings us closer to nature and makes us feel like we aren’t stuck inside for that nine to five, influencing a sense of calm and peace. Certain indoor plants like the rubber tree plant provide air-purifying abilities as well, which can turn your office into a literal breath of fresh air. 

Some of the best options for those who want to liven up their windowsill are various succulents and cacti or pairing pelargoniums and bougainvillea for that pop of floral colour. Our personal favourite would be the Chinese Money Plant (pilea) for its deep leathery green leaves.

If your space has little to no light, never fear, there are many high tolerance plants available to you. The hardy snake plant can grow from 12 to 48 inches tall and bears striking gold-rimmed leaves. Alternatively, the ZZ Plant is incredibly popular and one of the easiest indoor plants to care for. 

Light it Up

Recently businesses are moving away from the traditional fluorescent lighting as LED becomes cheaper and causes less migraine-symptoms. Depending on the area, different shades of lighting can set the right mood and improve employee productivity. Warm yellows are best for breakout areas and zen rooms as it supports relaxation and down time, whereas bright white boosts energy and creative output.

That doesn’t necessarily mean the light bars in your roof, consider introducing at least one additional form of lighting to your office makeover. Aside from the traditional desk or floor lamp, we recommend illuminating your walls instead. Wall lights are a fantastic way to save space and make a smaller room seem larger whilst also providing the opportunity to emphasize your décor scheme.

Creating that perfect space for you and your team can be very rewarding and doesn’t need to cost you an arm and a leg. Whether you love a DIY project or need the job done fast, there are many options to suit any budget and style.

As people return to the office, these are the ASX shares set to benefit

The return to the office is happening and it will be good news for some ASX stocks and REITs.

It has been a very gradual process but the Property Council of Australia yesterday claimed it was in full swing.

It estimates that in March, Melbourne’s offices returned to 35 per cent up from 13 per cent in December while Sydney is at 50 per cent, Brisbane at 63 per cent while Adelaide, Hobart and Perth are all over 70 per cent.

The council’s boss Ken Morrison declared while the shift was underway there as some way to go and it was key to Australia’s COVID-19 recovery.

“City centres need to be driving the next stage of economic recovery as government stimulus and support measures wind down,” he said.

“Millions of jobs and hundreds of billions of dollars in broader economic activity are reliant on a high level of activity within Australia’s CBDs.

“It is critical that policymakers and employers come on the journey with industry over the coming months to boost office occupancy levels.”

The return to the office is good news for ASX stocks and REITs that rely on commercial offices.

Return to the office beneficiaries on the ASX

One is serviced office provider Victory Offices (ASX:VOL) which listed at $2 per share in 2019 but is now just 25 cents.

The company has claimed for many months the impact would be temporary but was nonetheless heavily hit having to cut its casual workforce by 40 per cent and raise $15 million.

Fellow serviced office stock ServCorp (ASX:SRV) has also been hit, albeit to a lesser degree, and has also said it can be part of the new norm.

Last month when it released its financial results it said when the pandemic ends “flexible workspaces will be more important than ever”.

Two larger office providers are Dexus (ASX:DXS) and Mirvac (ASX:MGR) which both have market capitalisations above $9 billion.

The latter of these stocks noted in its recent financial results office demand was below pre-COVID highs and these may never return. But it claimed modern high-quality assets would outperform their peers going forward.

Then there are a a handful of Real Estate Investment Trusts (REITs) that have particularly high exposure to commercial offices.

The two with the most optimistic investors are Centuria Office REIT (ASX:COF) which has gained 21 per cent in the last 12 months and Elanor (ASX:ECF) which is up 11 per cent.
