Is Flexible Workspace In Demand?

Written by Liam Wignell from The Property Tribune

A new report from CBRE has revealed that despite several months of lockdowns across Sydney, Melbourne and Canberra, office sublease availability across the major cities has fallen to the lowest level in a year.

The ‘Q3 2021 Sublease Barometers’ report shows that across the combined Sydney, Melbourne, Perth, Brisbane and Adelaide markets, available space declined by 9.4% on a quarterly basis to 344,000 square metres. This had peaked at 428,600sqm in January. Sydney recorded a 20.9% decrease, while Melbourne fell 1.6%.

“Despite extended lockdowns in Australia’s two biggest office [spaces], the national sublease market continued to recover during Q3 underpinned by some major stock withdrawals, a slowing in new sublease availability and an uptick in sublease transactions,” said Mark Curtain, CBRE Pacific Head of Office Leasing.

What about Perth?

An interesting office space market to look at is Perth.

Both Perth and Adelaide have sublease availability at their lowest levels since before the pandemic began last year.

Both cities endured less time in lockdown or restrictions as compared to Melbourne and Sydney.

“With minimal Covid cases and Western Australia avoiding lockdowns throughout the majority of 2021, sublease availability has declined to 34,700sqm – the lowest level since June 2020,” noted Andrew Denny, Senior Director of Office Leasing for CBRE in WA.

“The decrease has been a result of multiple withdrawals from the market, as well as some sublease transactions.

“Information Media and Telecommunications and the Mining sectors continue to be the primary drivers of sublease availabilities, however, there were three withdrawals across these sectors throughout the quarter.”

Mr Denny added that while sublease availability in the Perth CBD market is minimal, 10,000sqm has been added to the market due to the nearly completed Capital Square Tower 2 building, accounting for 29% of all availability.

Alternative to office space

Due to only brief periods when it was mandated, working from home is not as commonplace in Perth compared to the eastern states.

However, this hasn’t stopped employees from wanting flexible arrangements such as flexible work spaces and arrangements.

The Property Tribune spoke to Claire Duncan of Victory Offices in Perth, a flexible work space provider that has 23 locations across Australia with over ten different office solutions.

Ms Duncan said working from home has been very appealing from the early stages of the pandemic due to enticing a better ‘work/life balance’ – but nonetheless, office workers miss certain aspects of an office environment.

“For many of those now returning to the office, they are doing so because working from home simply could not offer aspects that were critical to productivity & enjoyment of their day to day life,” she explained.

“These included a sense of community, face-to-face events, on-site support, superior IT setups & a definitive line between personal and professional life.”

“Whilst working from home may have some perks, many things simply cannot be brought into a home office. Working from home has challenges such as distractions (day time TV, children & regular fridge investigations).

“It can be difficult to ‘switch off’ from work when there is no clear distinction between one’s work / personal space.

“Many people are also accustomed to having worked their entire career from an office, so leaving this environment can mean that they are left without the structure & routines they have been used to for so long.”

Claire Duncan, Victory Offices Perth

While many people would assume flexible workspaces appeal most to early-stage
startups or creative businesses, many other industries – including mining – are interested
in flexible space.

“The reason flexible workspace is now so appealing is because of the flexibility it offers to businesses who may be in a stage of transition such as downsizing or upscaling.

“When comparing costs, flexible workspace is far more cost effective, offering businesses a [way] to include all outgoings, without the commitments of a long term commercial lease.”

Ms Duncan added that resources clients, in particular, find flexible workplaces appealing as they can quickly expand or downsize their office space in line with their project budgets.

“Likewise, projects can run longer than anticipated,” she added.

“The benefit of a flexible space is the option to extend without having to commit to a long term lease. In some instances what is critical is a fast and seamless set up of secure IT systems.

“On other occasions, OH&S requirements for staff are most important.”

Victory employs a tailored membership model where you only pay for services you use – which includes a dedicated receptionist, onsite barista, administration assistant, along with event and meeting coordinators.

In terms of the future, Ms Duncan said she doesn’t believe demand for flexible working
space will dissipate anytime soon.

“Flexible workspace will always be in high demand, as it caters to all demographics, is cost-effective, offers flexibility whilst never cutting back on premium inclusions.”

“We are prepared for a new era of business.”

New year, fresh start

Written by Grace Dowell, Assistant Manager at Victory Offices

A fresh start, a new year (we hope). The past few years we have seen many challenges when it comes to working from home and being able to create that happy work-life balance.

If you are one that is dreading going back into the office because you’ve been able to do tasks such as, put a load of washing on just before a meeting or anything else that will allow you that rest time as soon as you are ‘clocked off’, these tips will help you be able to have a smooth transition back into the office.

christopher gower

1. Have a look at your office

Throughout the year, you can see a lot of clutter build up in your office. You may be busy one minute and throw some files somewhere they are not meant to be, and suddenly you see a tower of misplaced items. This can unknowingly cause a lot of stress and remove the feeling that the office can be a nice place to be. Set and organized spaces can create a feeling of accomplishment and can suddenly spark that feeling that makes you want to be in the office!

2. Look at what worked for you in your WFH arrangements

Try to transfer the habits you created when WFH into your working from the office lifestyle. Maybe you liked taking a walk in the middle of the day, in the office try going for a walk at the same time to get a coffee or just to walk around the block and take in some sun. all work and no break time will result in burnout, and I am sure you and your boss don’t want that so make sure to take regular breaks throughout the day!

3. You’re back in the office so make sure you log off at home!

We know that sometimes it’s hard to just ‘log off’, you may have something on your mind that you want to get done because it’s stressing you out, so maybe don’t do this every day of the week, but how about once or twice? You are back in the office which means you CAN separate your work-home life and ensure you create that balance.

4. Create a fresh workspace

You may not be able to redesign your entire office (even though it would be lovely if you could), but you can control the space on your desk in your workspace. Why not try adding some nature to your desk or changing up your pen and document holder. Maybe you’ve wanted to try a new filing system, now is the perfect time! Add a picture of your favorite people to your desk, this might help to inspire you in what you’re doing in the office.

A fresh start can be exactly what some of us need and now is the perfect opportunity. We can’t wait to see what 2022 has in store for you.

BLOG | The revived return

healthy habits in the office

Author: Christine thomson

Victory Offices Manager

It’s no doubt that being in lockdown and working from home has left some of us feeling fatigued, out of routine and uncertain what the big return to the office will look like.

Recent surveys are showing most Australians are ready to move to a hybrid working model to allow more work-life balance and increase productivity, however that doesn’t mean we should slip into the same old routine once we return.

In most instances returning to the office is a great time to start fresh, create healthy habits and strengthen mental health.

WIPE THE SLATE

There is nothing worse than coming home and seeing a mountain of dishes or laundry piled up, so why should your office be any different. For some, it has been months since their office has been touched so there may very well be a firm layer of dust on all surfaces, maybe even some milk in the fridge from June 2021 (it happens!).

Our most valuable recommendation on your first day back is to take the time to deep clean your workspace, throw out anything unnecessary, file old paperwork properly and return it to all its glory. If you’re unhappy with the layout, change it. If you want to redecorate and revamp, go right ahead. Not only do you end up with a beautiful and clean workspace, but your team will appreciate it too.

ITS AUTOMATIC, SYSTEMATIC

One thing you may want to review when making your big office return is your personal systems and procedures. How you organized your day in 2019 may no longer be relevant or time effective and with all the amazing technology introduced throughout the pandemic, time can be prioritized on the most important things.

As an example, could a team meeting really be the most effective way to provide information? Possibly a recorded webinar going through essential need-to-know information is going to be received better and taken more seriously. Reducing your email flow and contact between departments can also make for better communication.

As always, your best chance of improving your processes is in fact a process itself. Define | Measure | Analyze | Design | Verify

COUNT YOUR PENNIES

Prior to the pandemic, the average Australian spent $15-$20 per day on purchasing lunch and snacks on workdays. That’s over $5,000 a year in gourmet sandwiches, greasy delights and food delivery services.

Since working from home, our eating habits have changed, and our cooking & baking has increased dramatically through essential grocery shopping (most notably, we have all made THE best banana bread, right?).

This is an amazing behaviour that shouldn’t fade when returning to the office, especially with more flexibility and balance. Making your own lunch at home promotes healthy choices, saves big money, provides unlimited options and there is something personally satisfying about preparing your own meal.

There are thousands of lunch ideas out there so shake things up for summer.

YOU DESERVE A BREAK

Did you know that 72% of employees admit to not taking regular lunch or tea breaks? This is either due to time sensitive projects, lack of motivation to leave the office or the old “I’m not hungry” excuse. After such a rollercoaster of 2020 and 2021, this is one habit you’ll be happy to kick.

Regular breaks are vital to productivity, reducing brain fog, finding inspiration, and building professional relationships. Fresh air revitalises the mind, taking a walk increases the daily step count and chatting with your team around the office can spark new ideas and strengthen teams.

If you’re the boss, it is important to ensure your team is taking the right breaks too, happy team = healthy targets.

If you have any ideas or suggestions on what your return to the office is going to look like, we would love to hear it!

BLOG | NEW YEAR, FRESH START

Organising your work-life balance

Author: Grace Dowell

Victory Offices Assistant Manager

A fresh start, a new year (we hope). The past few years we have seen many challenges when it comes to working from home and being able to create that happy work-life balance.

If you are one that is dreading going back into the office because you’ve been able to do tasks such as, put a load of washing on just before a meeting or anything else that will allow you that rest time as soon as you are ‘clocked off’, these tips will help you be able to have a smooth transition back into the office.

the perfect walk

Melbourne has been locked down for longer than we would care to remember. The one thing which has stayed constant throughout all the lockdowns, is the time we get to be able to walk daily and explore new tracks and new streets. While this lockdown may put a bit of a halt on the ‘exploring’ side of walking. We want to help you discover an adventure that is within those 5km from home, and to do that, we’ve compiled a list of our favourite walks close to each Melbourne Victory Office location.

Location: 35, 333, 416, 420 & 567 Collins Street, Melbourne

Flinders Street to Jolimont walk is by far one of the most pleasant walks I have done in a while. It is hard to find a walk in the inner city that allows you to take in nature and have breath-taking views from both directions. The walk is roughly 2.15km and takes you via Federation Square, Birrarung Marr and the William Barak Bridge.

Location: 727 Collins Street & 600 Bourke Street, Melbourne

The Waterfront Wander is a 2.2km walk along the Docklands’ waterfront. The walk starts at point park and takes you past sites such as the Yarra Edge Marina, Webb Bridge and through a series of sculpture works by Adrian Mauriks. This walk is even more beautiful at night, the buildings lights reflect off the water and all the boats light up and absolutely shine.

Location: 12 Clarke Street, Sunshine

The Maribyrnong River Trail follows along the river around the north-western suburbs of Melbourne. The Beautiful trail is 28km, beginning in Southbank and ending in Brimbank. The walk however can be started or finished at multiple spots along the track. On this walk you’ll experience all aspects of nature, wetlands, bush, residential areas and stunning city views.

Location: 180 St Kilda Road, St Kilda

The classic Foreshore trail is a great trail for an early morning walk, taking in the sunrise that happens right over the beautiful water and lights up the whole trail. The walk is over 11km and goes from Port Melbourne all the way to Elwood. You can begin and end your walk wherever you like along the trail.

Location: 311 Lonsdale Street, Dandenong

Dandenong has a beautiful green bushland reserve called the Dandenong Creek Trail. The trail is 8km long, running from Wantirna Road to Chandlers Lane. If you don’t want to complete the entire 8km, there are plenty of points to either start or end your walk.

Location: 988 and 990 Whitehorse Road, Box Hill

A bit of a shorter walk, the walk around Box Hill Gardens is about 1km but features a beautifully large urban park including playgrounds, netball and basketball courts and a war memorial. The best part about this walk is its very close to a café with delicious coffee- Nelson.

Location: Chadstone

Scotchmans Creek Trail is a walking track that takes you through several different parks around the Monash area such as Caloola Reserve, Brickmakers Park and many more. The track is roughly 5.5km and features an abundance of birdlife and a beautiful lake.

Enjoy your outside time, soak up the sun, take in the beautiful views and step away from the crazy life that is happening right now!

TOP 3 REASONS TO GET BACK TO WORK

I’m sure you will all agree that this working from home thing is getting overwhelming and tiresome – in fact it’s hard, really hard!

Our days are all kind of blending into one, we haven’t been able to shake a hand, have a coffee or talk about football in our workplaces for such a long time and we are chomping at the bit to get back to some kind of normal.

This got me thinking about why it is so important for me to get back to my workplace, and I’m sure it will resonate with so many of you who are feeling the same kind of emotions that I am.

Don’t get me wrong, I love my children, my husband and my animals… But, I want to go back to my place of work and here is why:

1. I really need to reclaim my “home as my home”.  I have spent years trying to create a beautiful space to call my home, my sanctuary, my party palace, my headspace.  This is where I play with my children, entertain my friends, cook dinner with my husband, play music loud, dance and love.  It has now become everything – my workspace, my husband’s workspace, school for our three children still schooling, a psychologist/therapist suite, a gym etc.  It has lost its meaning of “Home”, a sanctuary where all that live here can be themselves without tip-toeing around or feeling anxious about interrupting or making too much noise.  Our homes need to be our homes, and our workspaces/schools/gyms/doctors/therapists etc need to be kept at different locations.

2. Nothing beats face to face.  We perform better face to face, that is a medical fact.  No matter how you look at it, whether from a business perspective, student and teacher, lovers, friends every which way, if you are face to face not only do you communicate differently, but both also talking and listening, you behave and react differently.   From a business perspective, you are more inclined to succeed or have a positive outcome when you face to face with your clients and co-workers – you are more productive.  This doesn’t mean that I am going to hug everyone I see when I go back to work… well actually, it might! I miss being on location and hearing the hustling and bustling of the workplace, listening to the laughter from my co-workers and having conversations with my clients in the breakout areas.

3. Disconnect from distraction.  I don’t know about you, but I think I have the attention span of a 3-year-old! It was once referred to me as “Shiny Object Syndrome”.  I will be the first to put my hand up and say that I am definitely less productive when I am working from home during lockdown, but not the case when we are not in lockdown.  The difference?  DISTRACTIONS!!!  Children, husband, puppy, cat, music, food, the sun outside, the photo on my walls etc.  I think you get the picture!  Being distracted isn’t necessarily a bad thing especially if it helps you re-focus, but if it’s constant it is unproductive, and causes anxiety and frustration.

We need to get back to work to be the best versions of ourselves – our work self and our home self.

Capital Expansion – Why Expanding Into Canberra is Perfect for Life & Business

Voted Australia’s Most Liveable City by the Property Council of Australia earlier in 2021, it’s no surprise that business owners, families and international enterprises have their eyes on our beautiful Capital City. Dubbed the “bush capital” for its sprawling national parks and lakeside picnic spots, Canberra brings city life and country living together, perfect for business people and families alike.

Breathe Easy

When looking for relocation opportunities, safety is always towards the top of our list. Whether we are moving for business or a change of scenery, it is important to know where our new home ranks. Fortunately, Canberra is ongoing one of the safest cities in the world, well below national average and ranked number one in Australia.

Not only is the crime rate low, the air quality is fresh and welcoming almost all year round. Even in the busiest parts of the city you can stand outside and take in the deepest breath, mainly due to the abundance of flora and fauna lining the streets and parks. Canberra was also awarded the 2021 Most Sustainable City outside of Europe with an almost 100% reliance on renewable energy.

Local Living

It’s no secret that the people of Canberra embrace a sense of community, belonging and support. The locals rally around events of all shapes and sizes, from small scale Sunday Markets to large gala dinners for a cause. Many Canberran’s give up their time regularly through volunteering projects that benefit the community and are proud of their “give back” attitude.

For those wanting to relocate with a family, Canberra has some of the best educational facilities in Australia, having the highest percentage of young people completing their Year 12 Certificates. Canberra does not operate on the well-known HSC model and insists on running exams quarterly and marking in-house. Most suburbs also have a local primary school with a fair choice between private and public education.

Contrary to popular belief, there are more things to see and do in Canberra than meets the eye. The hospitality industry is growing rapidly with new cafes, bars and restaurants popping up weekly to satisfy your inner foodie, not to mention the ever-growing popularity of local breweries, food trucks and international eats.

If you’re an active individual, there are hundreds of walking/cycling trails, lake kayaking, rock climbing and even skydiving over the capital. And even if you have a favourite hobby already, you are sure to find a like-minded group through Facebook or Meetup.

Taking Care of Business

Let’s get down to the real important stuff, starting or expanding your business into Canberra. This is the political city of Australia and houses more government and defence jobs than anywhere else, which is fantastic for those businesses wanting to make a long term impact.

Canberra is the definition of collaboration and making big things happen through networking, innovation and brand establishment. It is a city that has a thriving start-up ecosystem with a multitude of coworking spaces and hubs for the emerging entrepreneur. As an established business, you may find it beneficial to take a membership with the many networking groups or chambers to make new connections, find opportunities and gain the innovation you need for success.

Canberra is a wonderful place to live and work, a remarkable city for its size and population and with delightful surprises around every corner encouraging more families and businesses to make the move to Australia’s capital.

The Corporate Spruce – 3 Ways to Bring Life to Your Office

On average, we spend 1,900 hours a year in the office, so it only seems fitting to make your workspace more like home. Whether you’re in a bright window suite or the humble internal office, we look at 3 ways to make the space amongst your four walls burst with energy.

Pigment of Your Imagination

Choosing the right colour and décor scheme is the best way to make the most out of any space, especially when you don’t have much space at all. Whilst colours like peach and daffodil can boost enthusiasm and creativity, teal and emerald promote focus and performance.

When working with an internal office with no natural light, things can be a bit tricky. If you are a minimalist, we recommend a soft grey backdrop with white furnishings and striking greenery. For something with a bit of zest, opt for a blush feature wall, chrome features and white marble prints.  Strategically placed mirrors and glass also have the natural ability to make a space feel larger, so don’t be afraid to bring these components into your professional setting.

Welcome to the Jungle

Bringing live plants into your office may seem a little daunting, especially if your green thumb has seen better days. However, there are many benefits to greenery in the workplace that you may not even notice.

The humble desk plant brings us closer to nature and makes us feel like we aren’t stuck inside for that nine to five, influencing a sense of calm and peace. Certain indoor plants like the rubber tree plant provide air-purifying abilities as well, which can turn your office into a literal breath of fresh air.

Some of the best options for those who want to liven up their windowsill are various succulents and cacti or pairing pelargoniums and bougainvillea for that pop of floral colour. Our personal favourite would be the Chinese Money Plant (pilea) for its deep leathery green leaves.

If your space has little to no light, never fear, there are many high tolerance plants available to you. The hardy snake plant can grow from 12 to 48 inches tall and bears striking gold-rimmed leaves. Alternatively, the ZZ Plant is incredibly popular and one of the easiest indoor plants to care for.

Light it Up

Recently businesses are moving away from the traditional fluorescent lighting as LED becomes cheaper and causes less migraine-symptoms. Depending on the area, different shades of lighting can set the right mood and improve employee productivity. Warm yellows are best for breakout areas and zen rooms as it supports relaxation and down time, whereas bright white boosts energy and creative output.

That doesn’t necessarily mean the light bars in your roof, consider introducing at least one additional form of lighting to your office makeover. Aside from the traditional desk or floor lamp, we recommend illuminating your walls instead. Wall lights are a fantastic way to save space and make a smaller room seem larger whilst also providing the opportunity to emphasize your décor scheme.

Creating that perfect space for you and your team can be very rewarding and doesn’t need to cost you an arm and a leg. Whether you love a DIY project or need the job done fast, there are many options to suit any budget and style.

Professionally Tailored Office Spaces

There has been a dynamic shift in how companies have operated post lockdown, with many small to medium-sized businesses opting for more flexible workplace solutions in opposition to traditional solutions, due to working from home routines.

This allows companies to work remotely while maintaining a tangible office space for essential business operations such as presentations, seminars, meetings, and team collaboration activities.

One of the major advantages to ditching traditional solutions in favour of flexible solutions is the ability to customise the office space in a unique and personalised way that better reflects the business’ brand image and the clients it services. Furthermore, customisation can provide a comfortable work environment that enhances efficiency and encourages the productivity of employees.

Brand image is more than a logo that identifies your business, product or service. It reflects your values as a business and how you present yourself to your clients. Here at Victory Offices, we are strong believers that you do not get a second chance at first impressions, therefore leaving a positive first impression is a vital aspect in building on your brand image. That first impression is based on a variety of factors, from the initial point of contact, your website, to the layout of your office space.

A customised office solution provides the flexibility of personalising your work environment in a way that helps enhance and outline that brand image, giving your business the ability to showcase its service offerings in a unique and distinctive way that sets it apart from your competitors. In this case, presentation is everything, and what your customer sees contributes to the perception they have of your business.

Statistics show that employee efficiency and productivity are directly related to the work environment, with office layouts being a contributing factor to overall wellbeing and work satisfaction. While there has been a massive shift in working from home routines, a large percentage of employees felt like they were more productive working in a collaborative environment or in a coworking space.

At Victory, we provide an optional fit-out service where we can help to redesign your suite. This is one way we support our members and make them the centre of our business. The customised fit-out option is quite popular with members who generally have a longer lease term for a larger office space that accommodates more than 2 people. Nonetheless, we are happy to provide this customisation service for all our members if they wish to do so!

Although members fall in love with our high-quality European furniture and think it is great that we provide fully furnished offices that they can move right into, we also give them the option to bring in their own furniture if they desire to have a specific look or theme that better reflects their brand image – they do spend 8 hours a day in those offices after all!

We also provide our members with the help and assistance in setting up a customised office space where they tell us what they want, and we go out and source it for a one-off service fee. The best part is they get to keep the furniture after the lease period has ended. This takes the effort out of wanting to make your office space feel like home!
